Architects provide you with the design and detailing of a building, they will present you with the design, floor plans, conceptual plans, elevations, etc. of the building that you wish to construct, be it a house or an apartment or an Industry. Apart from putting your requirements into actual design, the Architect will also help you with your budget, materials, selecting construction agencies, selecting the right vendors and sometimes also help you in negotiating with them.

An Architect will also provide you with the construction drawings, structural drawings for RCC or Steel buildings, construction specifications, Electrica & Plumbing drawings, Interiors and much much more. He or She will work with you in bringing your dream into a reality.

So, how much do you think you should pay someone who is helping you and providing you with Professional advice in building your house or apartment or an Industry.

Well, there are 3 methods which the Architects generally use to charge you for the service they will provide to you.

The Percentage Method:

In the percentage method, an Architect will charge you anywhere from 5% to 10% on the cost of the Project for which he or she is providing his or her services. Now, you might wonder that if the fees depend on the cost of the project and the cost of the project depends on the Architect and he or she may escalate the cost to increase the fees, well you can try & fix up a realistic budget and also check the market how much does it really cost. This may not be possible in all the scenarios, but this does give the most flexibility for an Architect to produce his best work and also for you to benefit from the expertise of an Architect. If the project value genuinely goes up, the Architect will get his due share and will be the fairest agreement. So, for example, if your project cost is going to Rs. 1.0 Crore, the Architect’s fee may be between Rs. 5.0 lakhs to Rs. 10.0 Lakhs.

The Lumpsum Method:

In the lump sum method, an Architect can charge you a lump sum fee for the services that he or she are going to provide to you. Now, this lump sum amount generally depends on the cost of the Project and is arrived at again by percentage method between 5% to 10%. In this method, irrespective of the cost of the Project, the Architect’s fee is fixed. So an Architect may charge you anywhere between Rs. 5.0 Lakhs to Rs. 10.0 Lakhs for a Project of Rs. 1.0 Crore.

The Square Foot Method:

In the Square Foot method, an Architect will charge you on the Square Foot area of the building under construction. This may range from Rs. 50/- to Rs. 100/- per Square Foot depending on the service offered to you. This may be more useful in an Apartment or Commercial or Industrial design requirements. So, if you wish to construct a 10,000 Sq. Foot of a commercial complex, then an Architect will charge you between Rs. 5.0 Lakhs to Rs. 10.0 Lakhs depending on the services offered.

An Architect’s fee varies a lot, from place to place and depends on the experience of an Architect and the services offered to you. There are of course certain guidelines provided by Council of Architecture, but an Architect is free to decide his professional remuneration.

It is always advisable that a fee of 5% to 10% be considered reasonable for all the Services that an Architect can offer you.
